Mount Buller Condominiums is a fully registered and insured property
management service operating from the Mt. Buller Village. We specialize in
private apartment rentals and accommodation bookings and are the only service of
this type located on mountain year-round. Fully self-contained with full kitchen and

owned by individuals, and are fully self-contained with linen supplied. There
are a large range of apartments which vary in standard, facilities and location
and therefore there are a range of rental rates.
All apartments have the
following private facilities:
Crockery, cutlery & cooking utensils provided
Heating in all rooms
Linen & towels provided
Comfortable dining & lounge areas including television, video &/or DVD player
We also offer the following services:
Body Corporate Management &
Security (licensed security staff at Mt. Buller)
Commercial laundry & linen
Cleaning staff including steam cleaning, year round
mountain resident staff
Locksmith & key cutting service
Buller Condominiums provide a professional service and personalized attention to
our guests because you prefer accommodation which is comfortable and private.
Wherever possible, any special requests or requirements will be catered for.
Mt. Buller is a wonderful destination, year round, and bookings are
available outside the winter season. In fact, summer rates are considerably
lower than those of winter. Your stay at Mt. Buller should be as enjoyable and
stress free as possible, so any feedback or suggestions for improvement are

Booking Terms & Conditions
IMPORTANT INFORMATION - Please
Mt. Buller Condominiums manage a large selection of private
apartments in various locations within the Mt. Buller village. Luggage storage
facilities may be available, but need to be booked prior to your arrival. We do
not operate a 24 hour reception service, and request that you take note of the
Conditions concerning the rental of "Private Apartments"
By your payment and receipt of Tax Invoice/Booking
Confirmation you agree to abide by these conditions in relation to the renting
of a Private Apartment.
50% of tariff is required within
7 days to confirm booking, with balance payable at least 1 calendar month prior
to arrival (both non-refundable). If the reservation is made less than 1
calendar month prior to arrival, full payment is required immediately. Failure
to make payment by the due date may result in the cancellation of your booking
without notice. Payment may be by personal cheque (provided cheque is cleared
prior to arrival), bank cheque, money order, direct deposit or credit card
(excluding Diners or AMEX). Mt Buller Condominiums reserves the right to charge
a minimum amendment fee of $50 for any changes to bookings.
CANCELLATIONS AND REFUNDS:
Refunds are at the
discretion of individual property owners. Should any component of a booking be
eligible for a refund, Mt Buller Condominiums reserves the right to retain a
cancellation fee of 25% of the full tariff. Cancellations are required in
writing. Cancellations received less than one calendar month prior to arrival
date will not be refunded.
: Security Bond is payable to Mt. Buller
on or before arrival by Credit card. If no credit card is
available, cash or bank cheque will be held and refunded after departure
within 7 days provided no breach of bond
occurs. Refunds will be
mailed to your postal address. The following conditions apply:
- Should any damage occur to:
apartment in general, furnishings, crockery/glassware, missing articles
and/or additional cleaning required during your occupancy, the costs
will be deducted from the bond. The apartment will be inspected after your
departure. Please wash dirty dishes and replace them in kitchen cupboards.
Cleaning products are supplied and you are expected to leave the apartment in a
tidy state. If the apartment is not left in a reasonable appropriate condition a
minimum charge of $50, plus $35 per hour will be deducted from the

will be removed by guests and placed in the shed available, near the
apartment. A minimum charge of $50 applies if rubbish is left in apartments.
Recycling bags are available in the garbage sheds.
- ARRIVAL & DEPARTURE TIMES:
This is clearly stated on Invoice check in after 4pm, check out
before 10am. Cleaners must attend prior to new arrivals. A fee of $75
per hour will be charged if staff are unable to access apartments due to guests
not observing check out time.
- KEYS: Please take care
with apartment keys. Lost keys will be charged at $50 per key.
- Maximum occupancy: any guest
with more than the specified number of persons in the
apartment will forfeit the ENTIRE BOND amount. This condition is
necessary to comply with Fire & Health Regulations.
- PETS are not permitted
in the Mt. Buller Alpine Resort; any person breaching this Regulation will
forfeit the ENTIRE BOND and may be subject to action by Mt. Buller Resort
Management Board and local government authority.
TOWELS & LINEN

Keys are available after 4p.m. - call from
car park before boarding the taxi to ensure we are at the apartment to greet

or after 8pm, we would appreciate at least 3 days notice prior to arrival to
organize alternate key collection &/or luggage storage. A fee may be charged for
these services. Every attempt will be made to provide luggage storage
after check out on day of departure if required, but management

Please remember that apartments are privately owned
individuals, and we expect our guests to respect these properties while in

in equipment or vehicles, weather, strike, sickness, theft, cancellation, or of
the foregoing shall likewise not be liable for any injury, damage, loss
additional expenses, accident, delay or irregularity, whether to property,
person, or otherwise arising in connection with any accommodation or in
connection with any vehicle or transport or other services. The right is
also reserved to alter the price, cancel or withdraw any property. All
tariffs are subject to change and acceptance of all documents confirms your
agreement of these conditions.
We are more than happy to
accommodate special needs and requests, but again, we ask advance notice in
order to assist you. It is necessary that guests report faults, breakdowns or
other issues to us without delay

the Snow Guarantee and will give you your money back if there's no snow. It's

security precautions throughout the booking process, and long after you've
completed your transaction.
Our systems are protected by firewalls that act as shields to our computer
networks. Within those systems, sensitive information is encrypted (a
sophisticated way of scrambling information so it cannot be decoded) to protect
your personal data, like credit card numbers.
Our webhost's security team continually monitors our systems 24-hours-a-day. In
addition, our servers are housed in a secured facility with very strict access
